1. Standing Water That Doesn’t Drain

If you notice water pooling around your lawn, sidewalks, or foundation after it rains—and it’s still there hours or days later—that’s a red flag. Water should be flowing away from your property, not collecting near it.




Left untreated, standing water can:

  • Erode soil and mulch

  • Attract mosquitoes and pests

  • Weaken foundations

2. Soggy or Uneven Ground

Drainage issues sometimes start up high. If your gutters overflow or your downspouts release water too close to your home, it can lead to erosion around your foundation and backflow toward the structure.

A proper system should include downspout extensions, drains, or swales to carry water away effectively.


5. Cracking Sidewalks or Shifting Retaining Walls

Water that isn’t managed properly weakens the ground underneath concrete paths, patios, and walls. If you're seeing cracks, tilting, or sinking in these structures, drainage might be the hidden culprit.
